Do you ever rent out your home (s) in Amsterdam via AirBnB? There is a registration requirement for holiday rentals from April 1, 2021

There are currently not many tourists in Amsterdam due to the Corona crisis. However, we regularly speak to landlords who try in between 2 tenants, or if it is not possible to negotiate the usual rent, to rent out their home (s) for short periods through sites such as AirBnB.

Is that possible just like that?
First of all, you always need a permit in Amsterdam for private holiday rental. And there is also a maximum in Amsterdam to holiday rental of 30 nights per year and a maximum of 4 people per night if you rent out your entire home to tourists via websites such as AirBnB. In addition, since 1 July 2020, a total ban on holiday rentals has applied in the districts of Burgwallen-Oude Zijde, Burgwallen-Nieuwe Zijde and the Grachtengordel-Zuid. This prohibition has already been dismissed by the judge. The municipality had introduced this because tourism would put pressure on the quality of life for residents and homes would be withdrawn from the housing stock. The judge has a different opinion.
Since April 1st. new landlords are now obliged to include a registration number in their advertisements for tourist rentals. Existing landlords must do so before October 1, 2021.

Names and addresses
Hosts must include the registration number in all ads on platforms such as AirbnB, Booking.com and Expedia. In this way, the municipality gains insight into the addresses and the people who rent out to tourists. It is easier for the municipality to check whether homes are rented out correctly and not withdrawn from the housing market.

Vacation rental platforms
The municipality of Amsterdam works together with the platforms for holiday rental. Users of platforms such as Airbnb, Booking.com and Expedia must add their registration number to the existing listing before October 1, 2021. If they don't, their ads will be deactivated. A registration number is immediately requested for new advertisements.

High fine
Does a landlord advertise without a registration number? Then he / she risks a fine of € 8,700.00. So be careful if you sometimes rent out to tourists for a shorter period of time. The fines are tough! That way, a nice extra income can turn into a lot of frustration.
