Rent without paying an agency fee

Home of Orange has a constantly changing and varied range of rental properties in the Amsterdam region, mainly in the free sector. Most of the rental properties are furnished, but we also offer upholstered houses and sometimes bare houses. Most homes can be rented for at least 1 year, with an option to extend the rental period thereafter. But we also regularly offer homes that are temporarily available for only a few months.

Procedure to rent a house from the Home of Orange portfolio

Step 1:
Easily create a selection of suitable rental properties based on your living requirements and criteria. Important aspects include a.o. your budget, the desired location, the desired start date, the area and other requirements such as an outdoor space or parking space. Obviously, there are income requirements.

Step 2:
Have you seen 1 or more interesting properties? Please contact Home of Orange to indicate in which house(s) you are interested. The rental agent will, before we schedule an appointment to view the property, discuss with you the conditions such as;

  • do you have sufficient income to rent the house?
  • with how many persons do you want to live in the house?
  • do you have pets?
  • what is your preferred starting date for a rental agreement?
  • how long do you want to live in the house?

If you are eligible to rent the house, we will schedule a viewing with you. During the tour you can view the property together with the rental agent and of course ask all your questions. Are you not on site to visit yourself? We also regularly conduct viewings via Skype or FaceTime. Then you still have the opportunity to view the property, walk around virtually and ask questions to the rental agent.

Step 3:
When you actually want to rent the house, the Home of Orange rental agent will ask you to send income data and a copy of your identity card, as indicated at the bottom of this page. The data submitted by you and your creditworthiness are checked. In case of proven suitability you will be presented to the landlord of the house. When the landlord accepts you as his new tenant, we ask you to sign a letter of intent to rent and to pay a deposit of up to half a month's rent. Only after signing the letter of intent to rent and receiving the down payment, we will take the advertisement of the house offline and we will draw up the rental agreement. You will receive the rental agreement, along with the legal General Provisions, well before the date of key collection. So that you have the time to read it carefully. Together with the rental agreement you will receive the payment overview for the first month's rent (minus the down payment) and the deposit. This amount must be credited to our account before the key hand over. During the check-in you will receive the keys and, together with you, we will compile an extensive start inspection report with photos, of which both you and the landlord will receive a signed copy.

Which documents do you have to turn in if you want to rent a house?

Candidate tenants in paid employment:

  • valid ID (passport or ID-card);
  • employer's statement (max. 3 months old)
  • 3 most recent payslips and your signed employment contract;
  • recent bank statement showing your current address and payment of your salary;
  • landlord’s statement if you currently rent a house.

Candidate tenant that are self-employed entrepreneurs:

  • valid ID (passport or ID-card);
  • recent excerpt of the Chamber of Commerce with valid ID of the authorized person (s) of the company;
  • recent business bank statement showing your business address and payment of your salary / proof of sufficient income;
  • recent Income Tax return of last 2 years;
  • landlord’s statement if you currently rent a house.
