Update: Change in point system takes longer

In February 2021 we wrote that a change in the point system is coming. The points system roughly consists of 3 parts that together make up the majority of the points; a)the size of the house, b)the energy label and c)the WOZ value.
The height of the WOZ-value, which due to the overheated selling market now ensures that just about every home can be rented out in the free sector, may soon only account for 1/3 of the total number of points in the point system.

Update September 2021: The regulation was expected to take effect on October 1, 2021, but at the request of the Parliamentary Committee it has been postponed until at least January 1, 2022. VVD member Daniel Koerhuis tried to have the regulation declared controversial, so that the outgoing cabinet would not introduce the regulation at all. That failed, but Minister Ollongren did grant the House committee's request for a postponement.

It seems that the ongoing attempt at a cabinet formation, in which D66 and VVD play the leading roles, has something to do with this. It could be that this proposal, to have the WOZ value only count for 1/3 in the point counting, will be used as bargaining chips between the parties in the negotiations about a coalition agreement.
This means that it is not even certain that the propasal will reach the finishing line. That would be very nice! Because it will not solve the housing shortage. On the contrary, it will only ensure that even less new houses will be built because investors will no longer be able to make a sufficient return on investment.

Update January 2022: in recent months, everyone assumed that the introduction would be a reality on January 1, 2022. But the wait was on the advice of the Council of State. That advice came on December 15, 2021 (but has not yet been made public). The website of the Ministry of the Internal Affairs currently reports that the regulation 'is expected to enter into force in the spring of 2022'. However, the Tenancy Commission's website states that the government will introduce the measure on February 1, 2022. In anticipation of this, the Rent Commission has already adjusted its rent check.
